"Mahindra Lifespace Developers Announces Rs 6,000 Crore Investment in Residential Business Expansion"

Mahindra Lifespace Developers Limited (MLDL), the real estate and infrastructure arm of the Mahindra Group, unveiled plans to inject approximately Rs 6,000 crore into its residential business over the next four years. With the aim of propelling its business growth, the company eyes a fivefold surge from Rs 2,268 crore to Rs 8,000 crore in residential business by the fiscal year 2028, showcasing a robust pipeline of projects with a gross development value (GDV) of Rs 45,000 crore.
Vimalendra Singh, Chief Business Officer (Residential), West, Mahindra Lifespace Developers, highlighted, "This year has been particularly favorable for us nationwide, especially in the key markets of Mumbai, Pune, and Bengaluru. We are targeting a GDV of approximately Rs 45,000 crore over the forthcoming years." Singh further emphasized, "Our objective is to achieve a revenue target of Rs 8,000 to 10,000 crore by FY28."
The company's strategic focus remains on Mumbai, Pune, and Bengaluru, with plans to invest around Rs 6,000 crore in the next four years, penetrating deeper into micro markets through a blend of new projects and phases of existing ones. Singh elaborated, "We envisage six to ten launches annually, coupled with exploring joint development opportunities to optimize capital utilization and tap into larger land parcels."
Expanding its horizon, MLDL is actively eyeing housing society redevelopments and outright land parcel acquisitions. The recent unveiling of its second plotted development, Green Estates, at Mahindra World City in Chennai underscores the company's swift market penetration, following the successful sell-out of its inaugural plotted development, Lakefront Estates, within a year.
With a dedicated focus on joint developments, housing society redevelopments, and strategic land acquisitions, Mahindra Lifespace Developers is poised to bolster its gross development value (GDV) in its key markets of Mumbai, Pune, and Bengaluru.
